2. Initial Review

  • Timeframe: 3-5 working days Pag-IBIG will conduct an initial review to ensure that you meet the eligibility criteria and that your documents are complete. If any documents are missing or need clarification, they will notify you, and your application will not proceed until the required documents are provided.

3. Appraisal of Property

  • Timeframe: 5-7 working days Pag-IBIG will send appraisers to evaluate the property’s value. This is to ensure that the loan amount is in line with the property’s market value. The appraisal process usually takes around 5 to 7 days, but it may take longer if the property is in a remote location.

4. Approval of Loan

  • Timeframe: 7-10 working days After the property appraisal is complete, Pag-IBIG will conduct a final evaluation of your loan application, considering factors like your credit standing, income, and the property's appraised value. Once approved, Pag-IBIG will issue a Notice of Loan Approval (NOLA) or a letter of guarantee, detailing the terms of the loan.

5. Processing of Loan Documents

  • Timeframe: 3-5 working days Once the loan is approved, you will need to sign the loan agreement and other documents. You may also be required to submit additional documents such as the Transfer Certificate of Title (TCT), Tax Declaration, and Deed of Absolute Sale.

6. Release of Loan Proceeds

  • Timeframe: 3-5 working days After all the required documents have been submitted and the loan conditions met, the loan proceeds will be released. The funds will be disbursed either directly to the seller (if purchasing a property) or to you (for construction or home improvement loans).
