BUYING a PROPERTY

Personal Requirements

Government/Private Employee :

  • Service Record (for Govt. Employee only)

  • Certificate of Loan Repayments

  • Latest Payroll/Payslip (true copy)

  • Certificate of Employment and Compensation


Overseas Contract Worker :

  • Certified True Copy of Active Job Contract

  • Photocopy of Passport

Self-Employed :

  • ITR with Audited Financial Statement (last 2 years)

  • Original Business Permit

  • Original DTI Registration

Bank Requirements

  • Original Certificate of Employment

  • PASSPORT ( If applicable)

  • Latest 1month pay slip

  • Bank statement in last 6 months

  • NSO, Birth Cert/Marriage Contract ( if married)

  • 1×1 6 pieces photo I.D.

  • TIN

  • ITR ( Income Tax Return)

Pag-ibig Requirements

Minor Documents :

  • Postdated checks for Equity/Miscellaneous/Processing fee

  • 3 pcs. 1 x 1 ID pictures (including spouse)

  • Community Tax Certificate for the year

  • Latest Original Income Tax Return or W2

  • Tax Identification Number (TIN)

  • Birth Certificate/Marriage Contract/Death Certificate/Court Order

  • Special Power of Attorney (if necessary)

  • Proof of Billing Address

  • Certificate of Attendance-Housing Loan Counseling

  • Upgrading of PAG-IBIG Contribution (if necessary)

  • Certificate of PAG-IBIG 12 months Remittance

These are the things which the Sellers have to comply in listing or accrediting their property to our site and our office:

  • Property’s Specs ( with the complete amenities of the property/es and photos on each, if available)

  • Original Copy and photo copy for the property title ( ROD copy)

  • The seller will be the one to schedule for the site tour of the property/es, for the office to check and take more photos/ necessary views or information needed.

  • Sign the agreement or the Contract to Lease/ Sale paper

  • The office/ Realty will get the 5% of the total price of the property/es to be sold, which will be divided with the website.

  • The seller will not have to pay the posting or advertisement of their property/es to be sold, but will surely pay the 5% for the office/ realty and the website itself.

  • The 5% payment will be given to the office on the first payment buy the buyer of the property/es.

  • No PDC or installment basis for this, since the office and the website is not asking for any payment of posting or advertising the to be sold property/es.

  • The seller will do the dealing or sign the papers in the office PERSONALLY.

  • Only the seller, whose name appears on the Land or property/es title will have the authority to do the selling or will be given consideration on this dealings with our realty and the office. ( If your name is not seen on the title, we will not consider your request).

For LESSEE

  • Property’s Specs ( with the complete amenities of the property/es and photos on each, if available)

  • The lessee will be the one to schedule for the site tour of the property/es, for the office to check and take more photos/ necessary views or information needed.

  • Signs the agreement or the Authority to Lease Contract Paper.

  • The office/ Realty will get the 1st Month Rental pay of the total price contract of the property/es to be leased, which will be divided with the website.

  • The lessee will not have to pay the posting or advertisement of their property/es to be leased, but will surely pay the full 1st month rental fee for the office/ realty and the website itself.

  • The payment will be given to the office on the first payment by the lessor of the property/es.

  • No PDC (post dated check) or installment basis for this, since the office and the website are not asking for any payment of posting or advertising the to be leased property/es.

  • The lessee will do the dealing or sign the papers in the office PERSONALLY.

  • Only the lessee, whose name appears on the Land or property/es title will have the authority to do the selling or will be given consideration on this dealings with our realty and the office. ( If your name is not seen on the title, we will not consider your request).

  • The lessee will be the one to make the contract and to notarize the contract for the lessor, but with our guidance if needed.He/she will be the one to make the grounds of the property which to be leased.

  • The contract will be checked also by the lessor before they would closed their deal with us in the office.

  • The lessee should stressed or include on the contract that the duration of the lease should be and only be six (6) months to one (1) year if the lessor plans to extend the contract.

  • The office will no longer be liable or connected with the dealings between the lessee and the lessor after the first payment.

For LESSOR

  • The lessor should be open of how many months or the duration of lease he/she wants.

  • The lessor should abide on the contract made,stating that the lease duration is only 6 months to 1 year, and renewable after a year, if the lessor would prefer to extend their lease.

  • The lessor should sign the contract will full understanding and responsibility of the property to be leased.

  • The lessor should be the one to pay for the monthly dues starting on the first month of their stay.

  • The lessor should be liable of whatever damage/s be done on the leased property, if it will be done during their stay or contract period.

  • The lessor should pay the two (2) months advance and one (1) month deposit fees to the lessee, with our presence; and will be done in our office after signing the contract.

  • The office will no longer be liable or connected with the dealings between the lessee and the lessor after the first payment.
